Squires Ranch Details Centennial, Wyoming SOLD!

LOCATION: The Squires Ranch is located approximately 28 miles west of Laramie, Wyoming near the wonderful mountain town of Centennial, WY. Only 2 ½ hours to Denver, Colorado.

ACCESS: Adjacent to a paved state highway providing excellent year-round access on one of the main routes to the Medicine Bow National Forest. The Ranch is at the end of a private road with the utmost privacy for such an easily accessible ranch. Except for the local highway, which borders part of the Ranch, there are no access easements across the Ranch. Laramie offers all available services, 4 commercial flights to Denver and the municipal airport is capable of handle the largest of private aircraft.

LOCALE: The Squires Ranch is located in the Medicine Bow Mountains in the historic area of Centennial,. Centennial, historically a mining town, is now a great western town of 100 residents. Since the old mining days, Centennial has evolved to be the jumping off point for excellent year round activities in the Medicine Bow National Forest. With several great restaurants, motels and unique gift shops, Centennial is only 10 minutes away from the Snowy Range Ski Area. Snowy Range Ski Area is a good medium sized ski area with five lifts. The area is one of the top destinations for snowmobilers nationwide with one of the largest groomed trail networks in the country.

Laramie is home to the University of Wyoming with many cultural events, sporting events and the atmosphere of a large university of over 10,000 students. The area provides easy access to the Medicine Bow National Forest and the Snowy Range for added year round outdoor recreation. An easy 45 minutes over the Snowy Range to Saratoga and the prestigious Old Baldy Club. 2 ½ hours to the outstanding ski resort of Steamboat Springs, CO. RANCH DESCRIPTION:  The Squires Ranch was established in 1887 by Ryenold Hecht whom assembled additional lands in the early 1900’s to make up the Hecht Ranch. The Hecht Ranch was then acquired by the Squires’ grandparents in 1927. A complete history of the Ranch is included. A very unique hideaway, offering complete solitude and privacy without giving up ease of access and over one hundred years of history only 30 minutes from town. The controlled access offers a special combination of convenience and unparalleled seclusion in the middle of spectacular vistas allowing numerous options for an owners home. Excellent views are afforded of Medicine Bow Peak. This exceptional Ranch follows the western slope of Sheep Mountain for 2 ¾ miles through heavy timber, rocky ridge lines, across upland pastures doted with sage, pine, aspen and cottonwoods at elevations up to 8,800’. The lower Ranch meadows are framed by the Medicine Bow Mountains. The Ranch provides excellent grazing and winter feed along with abundant water for both livestock and wildlife.

FISHING AND WILDLIFE: The Squires Ranch is a recreational paradise, possessing a fine flyfishing stream and 2 outstanding reservoirs, one fully stocked. Spring Creek is a small stone bottom stream meandering for approximately ¾ mile through the Ranch. Spring Creek originates just west of the Ranch and provides warmer water and is populated with exceptional brown trout. The South Fork of the Little Laramie River flows through the Ranch for just under 1 mile and is populated with Rainbow Trout. Two reservoirs are located on the Ranch, one of which has been stocked with Rainbow and Brook Trout. The Ranch is known for its large elk population and good mule deer population, where herds in excess of 200 head of elk can be seen in every season. The Ranch is of vital importance to the wintering wildlife. Easy foot or horseback access to Sheep Mountain up Hecht Creek or Buckeye Creek provides additional wildlife opportunities. Again, the ease of access and total privacy of the Ranch adds to the quality of the fishing and wildlife experience.

ACREAGE: The Ranch consists of 2,279.02 +/- deeded acres per the Albany County Assessor and 80 acres of Wyoming state lease.

IMPROVEMENTS: The Ranch headquarters consists of the typical barns, corrals and current owners home, in addition to a caretaker home. A set of shipping corrals is located just south of the main corrals and barns. The current owners' home is adjacent to the headquarters. The original log home from the late 1800’s is located at the headquarters and is of Swedish cope log construction. This home is 2 story and approximately 2,700 sq. ft. While currently aluminum sided, this home could be restored to a beautiful example of the log construction shown throughout many buildings in the area from the Swedish log crafters of the late 1800’s. There are several other old log cabins in the improvement area that are great historical pieces.

ELEVATION: The Ranch at the western edge in the hay meadows is 7,820 feet and rises to over 8,800 feet at the eastern end on Sheep Mountain. A great variety of topographical relief exists on the Ranch for a very diverse feel.

PRODUCTION AND WATER RIGHTS: For it’s size, the Squires Ranch is amazingly productive and controls some of the oldest water rights in the Centennial Valley. The Ranch has a capacity of producing 1,058+- tons of native grass hay on 472.4 hay acres, with an additional 270.7+ acres of irrigated pasture. Presently the Ranch has hayed 259.2+- acres in the west meadows. These numbers are per Farm Services Agency satellite calculations. The Ranch holds a portion of one of the oldest rights on the Little Laramie River dated 1878 out of Middle Fork, Spring Creek and South Fork. Both reservoirs are permitted for irrigation. A summary of water rights is included. The cattle operation has run 175+ cows year-round and currently stocks yearlings and/or pairs for grazing from June through November.

MINERALS: All minerals owned by the Seller will be conveyed. There is no significant mineral activity in the area. Buyers will expected to conduct their own investigation on the minerals owned.

TAXES and LEASE: The estimated 2005 real estate taxes are $2,800. State lease is approximately $132.

COMMENTS: An outstanding recreational and conservation opportunity in a pristine mountain valley with ease of access, extensive wildlife populations, fly fishing streams and two reservoirs brought together on a scenic and extremely private ranch. An important part of the area and Wyoming’s history, the sellers are seeking a buyer who understands the importance of conservation to the rural lifestyle. The Ranch offers the perfect combination of a rural lifestyle while preserving open space values. The buyer will have the opportunity to proudly keep the Ranch intact while protecting the ranch viability and conservation values.
