Location: Meeker is a small town of about 2,500 population located in the western slope of Colorado on the White River. It is accessed by Colorado State Highway #13 which joins Interstate 70 at Rifle, Colorado, just over 40 miles to the south. The nearest large town is Grand Junction, just over an hour and one half away.
Area Particulars: White River Valley is widely known for fine ranches and its excellent recreational aspects. Ranch Particulars: The McGraw Ranch consists of 1,500 deeded acres, more or less, located about 7 miles east of Meeker. The ranch is at the end of the road in its own private valley and with the improvements located in the middle of the ranch in a end of the road private location. It joins the Oak Ridge State Wildlife Area of several thousand acres.
It is very productive ranch with about approximately 800 acres having water rights and producing about 2,000 tons of high quality mountain hay. The balance of the ranch is high quality pastureland some of which can be irrigated through a pumping system. The present owners run 250 cows, part of which are purebreds, and sell the balance of the hay not needed for their cattle. Last year the calf weight for steer calves was 680 pounds and heifers 648 pounds.
The ranch has 1,312 shares in the Oak Ridge Park Ditch Company for 44 c.f.s. of water rights. In addition, on Lone Tree Creek, the ranch has a fishing reservoir.
There are extensive improvements starting with a custom built log home of 2,850 sq. ft. with 3 bedrooms, 3 baths right at the end of the road in grove of trees. Another home of 1,500 sq. ft. is just up the road and away from the main home.
At the main home is a large shop and extensive corrals and livestock facilities. At the other home is another shop and a full compliment of corrals and barns. All facilities are well kept and in excellent condition.
Property Taxes: 2004 taxes were $3,302.88 and the ditch shares cost $2.00 per share per year.
