Coyote Creek Ranch Steamboat Springs, Colorado SOLD!

The ranch is located in Dunckley Park, 25 miles southwest of Steamboat Springs and 12 miles south of US Highway 40 between Steamboat and Hayden, Colorado. The Yampa Valley Regional Airport is located near Hayden.

AREA PARTICULARS:

Routt County, Colorado, of which Steamboat is the County seat, is not only known for its world class skiing, but for its beauty, its wildlife and game animals and as a premier livestock county. The area in and around Steamboat has been developed extensively but a short distance away, in places like Dunckley Park, area ranches continue to be operated by those who wish to continue the quiet lifestyle and quality of life a ranch offers.

The area is easily accessible with both commercial and private aircraft using the regional airport and it is approximately 3 hours by vehicle from Denver.

RANCH PARTICULARS:

Acreage: The Routt County Assessor shows the ranch containing 1,064 acres, more or less. Approximately 280 acres are in irrigated meadows and irrigated pasture. The balance is in grazing land.

Improvements: The owners home is 2,191 sq. ft., very tastefully done and attractive. The living area consists of the living room, dining area and kitchen in a open setting with a cathedral ceiling arid fireplace. Downstairs are two bedrooms, bath and utility room and upstairs is a master bedroom with bath. Attached to the home is a 720 sq. ft. garage. The home is located just under the bluffs of the high ridge separating Coyote Creek from the Fish Creek drainage. A very private location with views of the nearby Flattop Wilderness area on the National Forest,

Access to the home is by a roadway going past the rest of the improvements, insuring that the owner's privacy is maintained.

In addition there is 1,390 sq. ft. managers home, a 42 by 36 shop building, a 40 by 22 horse barn, and a 30 by 30 pole barn. Ranch corrals are of pipe construction and everything is in top notch condition.

Water Rights: The ranch holds water rights from Fish Creek for 300 acres of land. A list of water rights is included with the legal description in another part of this information packet.

Production: The ranch is rated to run a cow/calf herd of approximately 100 cows and produces 300 ton of hay.

Taxes: Routt County real estate taxes for 1997 were $3,045.18.

WILDLIFE/RECREATION:

Dunckley Park is a basin surrounded by mountains. The area retains the character of open lands, is not subdivided and remains a home for a wide variety of wildlife. Deer and elk are the primary game animals. Coyote Creek, for which the ranch is named, is in a beautiful canyon to the east of the ranch. Heavily timbered, with pine, aspen, serviceberry and oak, the canyon is rugged and a haven for wildlife. Adjacent to the ranch and accessible to it are over 1,000 acres of Bureau of Land Management lands with access controlled by this ranch and neighboring ranchers. Also portions of the rugged ridge country comprising the rim between the two creeks are included in the ranch deeded land.

Fish Creek runs through the ranch. It is a small mountain stream and home to a native trout population.

Four miles to the south is the well known recreational area called Dunckley Flat Tops on the Routt National Forest. A beautiful area to hike, ride or camp.

It is under 30 minutes to Steamboat, its fine skiing and other recreational amenities.

SUMMARY:

Coyote Creek Ranch offers the best of all worlds. Plenty of room in a sparsely populated valley, yet just minutes from both Steamboat Springs and from the Yampa Valley Airport A beautiful home, ready to move into, in a private setting with excellent views on a working cattle ranch that can be further utilized as a horse operation, if so desired.
