LOCATION: The eastern boundary of the Ranch is 14 miles west of Laramie, Wyoming. The Ranch then proceeds west for 7 miles along Wyoming Highway 130 towards Centennial. The western boundary is the Medicine Bow National Forest Primitive Area and Wildlife Refuge, Sheep Mountain. This western boundary is 5 miles east of Centennial, Wyoming. The Ranch is accessed via State Highway 130 and various county roads. The Ranch borders approximately 5 miles of the Medicine Bow National to the west.

Improvements: 3 homes, one in need of repair and two in good condition. Many excellent home sites are available that provide excellent mountain views. Several barns, sheds, corrals and other typical cattle ranch outbuildings are all in good condition and located in a protected area against Sheep Mountain.

HISTORICAL PRODUCTION, CURRENT USE AND ESTIMATED CAPACITY:

Over the years, the Laramie West Ranch has been run a large number of horses, leased as a summer range for cattle and used year round for sheep. The present owner is leasing different parts of the Ranch for cow/calf pairs and yearlings. The estimated capacity is approximately 5,200 AUM’S and will vary from year to year. A prospective purchaser should verify this with the BLM, particularly on those areas of the Ranch that are under BLM permit, Two small areas of the Ranch are tied to small Forest Service leases, and these should be investigated by prospective purchasers. The typical grazing season is 5 months. Haying was in the past limited to approximately 400 acres, with a yield of approximately 3/4 ton per acre. This acreage could be increased to in accordance with the water rights. Yields could be increased with fertilization. Supplemental feeding would be required during winter of approximately 1.5 tons per AU. For 2001, 1,700 yearlings and 150 pairs were on the Ranch.

WATER: The various creeks and springs that flow off of Sheep Mountain supply water for irrigation. There is adequate stock water in the various pastures. A stock water plan including tanks and pipelines has been implemented on a portion of the Ranch and will be explained during a review of the Ranch.

RECREATION: This Ranch is an outstanding recreational property. It offers a good ski area 10 miles to the west, an abundance of wildlife, hunting and fishing. With 5+ miles of Sheep Mountain Primitive Area & Wildlife Refuge boundary, the wildlife populations are outstanding year round. Excellent hunting and wildlife watching of elk, deer, bighorn sheep and antelope is available on the Ranch year round, with an occasional bear and mountain iron. Elk numbers increase in the spring and fall as migration begins to and from winter range. The vast size of the Ranch would lend itself well to a dude ranch operation that would include cattle drives, summer pack trips, fishing trips, guided hunts in the fall, wildlife photo safari's, and winter wildlife viewing excursions after a trip skiing or snowmobiling. A unique opportunity for year round activities. According to the Forest Service, as of June, 2001, a large portion of Sheep Mountain has overnight and day use permits available for a ranch recreation business.

COMMENTS: The Laramie West Ranch is a unique opportunity to own a large portion of a Rocky Mountain Ecosystem from short grass prairie, riparian wetlands and mountain foothills. The wildlife and habitats encountered will astound those that chose to spend the time traveling this unique property. Theses also lend to an astounding conservation easement value for those in search of an excellent tax deduction. Large contiguous parcels within 2 hours of Denver are increasingly difficult to find. The Owner has unfortunately been unable to spend the time on the property he had hoped to and has made the tough decision to sell the Ranch to pursue other business ventures.
