| LOCATION: The AX Ranch is located approximately 15 miles south and east of Laramie, Wyoming off Interstate 80. ACCESS: Access is excellent on all weather highways then county roads. Dale Creek is a medium stone bottom stream meandering for over 11 miles through the Ranch and is known for Rainbow trout across the lower area of lush hay meadows changing to primarily Rainbow and Brook trout as the stream gains altitude. Two large lakes are located on the north unit and have been successfully stocked with trout, which have thrived and are quite large. Several smaller lakes are located on the south unit. The Ranch is known for its large elk population and good deer population, where herds in excess of 500 head of elk can be seen. The hill country and hay fields provide cover and food for many varieties of game bird including blue grouse, ducks and geese. Again, the ease of access and total privacy of the Ranch adds to the quality of the fishing and wildlife experience. ACREAGE: The Ranch consists of 12,230 + deeded acres, more or less, 1,560 acres of Wyoming State lease and 40 acres of Bureau of Land Management. The Ranch utilizes Forest Service lands under term grazing permit 20501 for 511 cattle from June 15 to October 15. IMPROVEMENTS: The Ranch headquarters consists of the typical barns, corrals and current owners home, in addition to hired help facilities. A set of shipping corrals is located in the middle of the north unit in an area called "The Grey". The cattle operation as presently run supports 450+ cows year-round. In addition, 75 calves are carried over through the winter. Presently the Ranch has 350+/- acres of flood irrigated hay meadows. The Ranch holds territorial water rights along the Dale Creek. Five reservoirs are located on the property and currently hold a variety of fish and are in beautiful locations. A summary of water rights and copies of the permits adjudication’s will be furnished upon review of the Ranch. MINERALS: All minerals owned by the Seller will be conveyed providing a rare opportunity to control mineral exploration and surface use. It is believed that Sellers own the majority of the rights on all even numbered sections, while Anadarko Petroleum, through the merger with Union Pacific Resources and associated 1865 land grant, owns those on the odd numbered sections. There is no significant mineral activity in the area. An abundance of decorative stone outcrops including granite, limestone and sandstone are available on the Ranch for use as building material in new construction.
