The River Stone Ranch is a beautiful piece of ground that has easy access to the local area. The 240+/- acres sits along the Laramie River, with over a mile of river on the meander through the property. The property was once part of an old rock quarry, and several rock pits have become lakes that stay full year round, providing an ideal habitat for water fowl and various riparian species. There is also the occasional mule deer spotted on the land.
A high capacity bridge allows for access to both sides of the river on the property, so that owners can enjoy the full extent of the land. While the land has no haying capacity, it could easily sustain a small hobby herd of cattle or horses. Aside from a good road to access the property and a high capacity bridge, there are no existing improvements on the River Stone Ranch. However, the property boasts several potential home sites that would allow the buyer to build a home to their own specifications.
The Riverstone Ranch would make a great candidate property for a Wetlands Reserve Program conservation easement, providing cash back to the new owner through the U.S. Fish and Wildlife service or through the USDA Natural Resource Conservation Service
