Currently enrolled in a Colorado Ranching for Wildlife cooperative with some nearby ranches, Chicken Creek has the ability to rifle hunt Elk during the peak of the rut in September. The improvements, upgraded in 1999 and new buildings in 2004, are sited in an excellent location to capture the great Colorado views of the surrounding mountains and the Ranch lakes. A 3,400 sq. ft. main home/lodge with 4 bdrms, 5 baths, large commercial grade kitchen, large laundry and great room. The guest home is 2,368 sq ft with 4 bdrms and 2 bath. The Shop is 1,280 sq. ft built with recreational ranch maintenance in mind. The game processing building contains a walk in cooler. This off grid location is well serviced by exceptionally designed systems. The Generator house contains a 20 KW and 10 KW, propane fueled from 2 underground propane tanks. Water is serviced from one of the many springs to the buildings. A grass landing strip, STOL only, is on the Ranch just off the county road.

Accessing Chicken Creek Ranch is via Routt County Rd 80 North from Hayden, or on Moffat County Rd 1/Routt County Rd 82 from Slater, CO. Slater is 17 miles. Both county roads are well maintained gravel, but neither are open or plowed to the ranch in the winter. Thus winter access would be via snow coach or other tracked vehicle. The most convenient services would be at Baggs, WY located 34 miles North West of the Ranch. The resort town of Steamboat Springs is another 25 miles East of Hayden. Saratoga WY is 78 miles North of the Ranch. Chicken Creek is a short flight via STOL aircraft or helicopter from Hayden, CO or Dixon, WY.

Chicken Creek Ranch has 4,940 acres protected by a Conservation Easement with the Rocky Mountain Elk Foundation. Another 520 acres that includes the airstrip is not encumbered. This easement is fairly liberal and has provisions for more improvements should an owner desire. Commercial traditional ranching activities, such as quest ranching or a fishing and hunting lodge are allowed and two building envelopes are allowed. The unencumbered parcel is along the county road, providing development potential or other value added real estate opportunities.
